Foundation Parging
Foundation parging is the smooth, weather-resistant coating applied to the exposed portion of a home or building’s foundation wall. Done right, it protects the underlying concrete or block from freeze-thaw cycles, moisture infiltration, and the road-salt spray that’s a fact of life across the GTA. Done wrong, it cracks, flakes and falls off within a single winter.
At Canada Wide Exteriors we’ve parged thousands of foundations across Toronto, York, Peel, Durham and Halton — residential and commercial. Every job is prepped, bonded and finished by our own crews, and every parging project carries a minimum 5-year labour and material warranty in writing.
What’s Included
A proper parging job isn’t just a coat of mortar — it’s a full restoration of the foundation’s weather envelope. Here’s what every parging project includes:
Full surface prep and cleaning
Crack and void repair with masonry patch
Bonding agent application
Two-coat parging build-up (base + finish)
Textured or smooth finish to match style
Full clean-up and haul-away
Why Parge at All?
Exposed concrete and block foundations absorb moisture, spall under freeze-thaw cycles, and show every crack. Parging seals the surface, hides repair patches, and dramatically extends foundation life — all while making the home look finished at grade level. It’s the single highest-return exterior maintenance investment on most GTA homes.

Foundation Parging FAQ
How long does foundation parging last?
A properly prepped and applied parging job typically lasts 15-25 years. Short lifespans almost always come down to bad prep — skipping surface cleaning or bonding agent — or a single-coat application. We build up in two coats with a proper bond coat underneath, and we warranty the work for a minimum of 5 years.
When is the best time of year to parge?
In Southern Ontario, parging season runs roughly April through October — the surface and ambient temperature need to be above 5°C for proper cure. We book out quickly in late spring and early fall, so contact us as soon as you know you need the work done and we'll reserve a slot.
Can you parge over an old, flaking coat?
Only after we remove the failed material back to a sound substrate. Parging over a failing coat guarantees the new coat fails in the same place within a season. It adds prep time but it's the only way to give you a parging job that lasts.
Do you handle commercial buildings?
Yes. Commercial and multi-unit residential are a big part of our parging workload across the GTA. Same crews, same warranty, scheduled around your operations.
