Exterior Caulking
Exterior caulking is the invisible line of defence between your building’s envelope and the weather. Every joint — around windows, doors, expansion gaps, penetrations and panel seams — relies on a flexible, properly installed sealant to keep water, air and pests out. When caulking fails, the damage behind it starts immediately.
We re-caulk residential homes, condo buildings, commercial properties and industrial facilities across the GTA. Full removal of failed sealant, proper joint prep, backer-rod installation where required, and industrial-grade polyurethane or silicone sealant matched to the substrate — all with a minimum 5-year labour and material warranty.
What’s Included
A proper caulking job is prep-heavy. We don’t just lay a new bead over old — we remove, clean, and rebuild every joint.
Full removal of failed sealant
Joint cleaning and primer where required
Backer-rod installation in deep joints
Industrial-grade sealant installation
Tooled finish for adhesion and appearance
Colour matching to existing envelope
Why Re-Caulk?
Failed caulking lets water into the wall assembly — where it rots sheathing, destroys insulation, grows mould, and accelerates every other exterior problem. Replacing failed sealant is the single cheapest exterior repair you can make, and the one with the highest downstream payoff.

Long-Term Value
Most 'roof leaks' and window leaks are actually failed caulking at the penetration or flashing joint. Seals out wind-driven rainPrevents ice-dam water migrationProtects framing and insulation
Air leaks around windows and doors drive heating and cooling bills up — new sealant restores the envelope. Blocks infiltration around openingsReduces winter draftsLowers HVAC runtime
Professional-grade polyurethane and silicone sealants, properly tooled, last 10-20 years — backed by our 5-year warranty. Industrial-grade materialsMinimum 5-year warrantyPrevents far costlier envelope repairs

Exterior Caulking FAQ
How often should exterior caulking be replaced?
Most exterior sealants have a 10-20 year useful life — but UV, joint movement and substrate chemistry all affect that. We recommend a visual inspection every spring and a full replacement when you see cracking, splitting, hardening, or gaps between sealant and substrate anywhere on the building.
Can you match existing caulking colour?
Yes. Industrial-grade sealants come in a wide colour range and we can also custom-tint when the existing colour doesn't exist off-the-shelf. On commercial and condo buildings we'll bring samples for approval before starting.
Do we need to be home during the work?
No. All caulking work is exterior, so as long as we have yard access and know where to park equipment, we can complete the project while you're at work or away. We'll send photo confirmation of completion.
Do you do high-rise and commercial work?
Yes. We operate boom lifts, swing stages and the required safety equipment for multi-storey re-caulking. Condo boards and commercial property managers are a significant portion of our client base.
